What the numbers show
Supply is still thin
There were 322 homes for sale on October 23, against about 167 sales a month over the past year. That is less than 2 months' worth. Germantown Hills had 2 homes for sale and Dunlap had 15.
The summer rush is cooling, on schedule
Homes selling over list price fell from 92 of 225 in June to 47 of 176 in September, and the sold price slipped to just under list price on average. Homes are still selling quickly, with a median of 4 days on market.
Winter changes the clock more than the price
Last year the median days on market went from 5 in September to 22 in January, and monthly sales fell from 169 to 112. The median sold price stayed between about $150,000 and $167,000 from October through March.
Homes that sell, sell fast
The homes still for sale had a median of 39 days on market, compared with 4 days for the homes that sold in September. A home that doesn't sell in its first couple of weeks tends to sit, which is why pricing it right from day one matters.
Town by town
Sales over the last 12 months, and homes for sale on October 23, 2026. The smaller towns only have a few sales a month, so a full year gives a fairer picture than one month. Peoria's median covers the whole city, from starter homes to North Peoria, so it isn't typical of any one neighborhood.

What this means if you're selling
You have two good options, and neither one is wrong. List this fall, while there is still little competition and buyers are still active. Or wait for spring, knowing more sellers list then too. Last winter homes still sold at about 98% of list price; they just took longer. Either way, price against the right recent sales from the first day.
What this means if you're buying
Fall and winter usually mean a little more time to decide and fewer bidding wars than June, and also fewer homes to choose from. Be pre-approved before you start, so you can move when the right home comes up.

How these numbers were measured
I ran these searches in the Paragon MLS on October 23, 2026: residential homes sold (including auction sales) in Peoria, Dunlap, Germantown Hills, Metamora and Brimfield, and residential homes active for sale on that date. “Vs. list” is total sold dollars divided by total list dollars, using the list price on record when the home sold, which may be after a price change. Months of supply is the homes for sale divided by the average monthly sales over the last 12 months. These are my own calculations from MLS data, not an official MLS report, and they are not guaranteed. Every home is different, so for your home's value, ask me for a pricing review.
