What the numbers show

October took almost three times as long

October's sales needed a median of 11 days to go under contract. September's needed 4. Last October it was 7, so this fall is running a bit slower than a year ago, not just slower than summer.

Fewer new listings are on the way

From November 2025 through February 2026, about 150 new listings came on the market each month in these five towns. From April through September 2026 it was about 230 a month. Expect the choices to narrow over the next few months, not widen.

Cash buyers stepped back

54 of October's 171 sales were cash purchases, down from 72 cash purchases out of 193 sales in October 2025. Conventional loans paid for 96 of this October's sales.

Peoria's median dipped with the season

In Peoria itself, October's median sold price was $149,000, compared with $159,800 in September and $147,500 in October 2025. Across all five towns the median was $165,000. A fall month brings a different mix of homes to closing, so read this as seasonal, not a new direction.

Unsold homes have been waiting a while

The 305 homes for sale on November 3 had been listed for a median of 42 days. Listings that miss their first few weeks usually need a price review rather than more time.

Town by town

Sales over the last 12 months, and homes for sale on November 3, 2026. The smaller towns only have a few sales a month, so a full year gives a fairer picture than one month. Peoria's median covers the whole city, from starter homes to North Peoria, so it isn't typical of any one neighborhood.

What this means if you're selling

Listing between now and February means fewer competing homes, since new listings drop by about a third in winter. Buyers are taking longer, so plan on a few weeks rather than a few days, and price against October's sales rather than summer's. If you'd rather wait until spring, that works too; just know more homes will be listed alongside yours.

What this means if you're buying

You have more room to think than you did in June. October homes sold at 97.1% of list price overall, and about 3 in 4 sold at or below list. The trade-off is fewer new listings coming through the winter, so get pre-approved now and don't wait on a home that fits.

How these numbers were measured

I ran these searches in the Paragon MLS on November 3, 2026: residential homes sold (including auction sales) in Peoria, Dunlap, Germantown Hills, Metamora and Brimfield, and residential homes active for sale on that date. “Vs. list” is total sold dollars divided by total list dollars, using the list price on record when the home sold, which may be after a price change. Months of supply is the homes for sale divided by the average monthly sales over the last 12 months. These are my own calculations from MLS data, not an official MLS report, and they are not guaranteed. Every home is different, so for your home's value, ask me for a pricing review.
