Selling a home in Greater Peoria, step by step
- Start with your numbers. Where your home stands against what really sold nearby, and your estimated net proceeds after the costs of selling. Property taxes and exemptions are worth reviewing too, especially if you're buying next. Always confirm with your county assessor.
- Decide your timing. If you're buying another home, decide whether to sell first, buy first, or line the two up, based on your equity and comfort with risk.
- Prepare room by room. Focus on what buyers notice first. Most homes don't need a renovation. They need the right repairs, a deep clean and good presentation.
- Get everything ready before launch. Professional photos, a floor plan, video and drone where the property allows, and a listing description that tells the home's story.
- Launch, don't wait. The first week on the market brings the most attention a home will get. Paid video ads, outreach to agents with likely buyers, email and social media should all start together.
- Compare offers on more than price. Terms, financing and timing matter. A clean offer that closes can be worth more than a bigger one that falls apart.
- Contract to closing. On Peoria-area contracts, inspections typically have 14 days and the appraisal 21. Closings are usually handled by a title company.
Mistakes to avoid
- Pricing on hope. A home priced where the market will meet it draws buyers in the first week. A home priced too high tends to sit, and a home that sits starts to raise questions.
- Renovating before you ask. Big projects before listing often don't pay for themselves. Ask what's worth doing first.
- Listing before you're ready. Photos taken before the home is prepared can't be un-seen by the buyers who scrolled past them.
- Judging offers by the top number only. Look at what could stop each offer from closing.
- Going it alone after the contract. Inspections, appraisal and financing all have deadlines. Someone should be tracking every one for you.
