This roadmap is for anyone buying a home in Greater Peoria, whether it's your first home, your first move in many years, or a move from out of state. You don't need to know how any of this works yet. Here's what happens, in order, and what it costs.

Buying a home in Greater Peoria, step by step

  1. Talk about what you want. How you want to live, your timing and your budget. Greater Peoria is a 20-minute town, so the right fit may be a town you hadn't considered.
  2. Sign a buyer agreement. Illinois requires a buyer-brokerage agreement, or a no-agency agreement, before an agent can show you a home. It spells out what your agent will do, your responsibilities and how your agent is paid.
  3. Get pre-approved. A lender confirms what you can borrow, which makes sellers take your offer seriously.
  4. Know the real cost of owning. Include Illinois property taxes, which can change a monthly payment as much as the interest rate, and ask about exemptions. Always confirm with your county assessor.
  5. Search with a plan. Fewer homes, chosen around your real criteria.
  6. Write a strong offer. Earnest money on Peoria-area contracts is usually about 1% of the price, and it's increasingly held by the title company.
  7. Inspections and appraisal. Inspections typically have 14 days from the signed contract, and the appraisal 21.
  8. Closing. Usually handled by a title company here. Attorneys are sometimes involved, often when an agent is from outside the area.

Mistakes to avoid

  • Touring before you're ready. The house you fall for in week one is often the one you can't write an offer on yet.
  • Forgetting property taxes. Two similar homes in neighboring towns can carry very different tax bills.
  • Waiving protections by reflex. Being early, prepared and smart about the offer can often win without giving up your inspection.
  • Writing an offer before everyone has seen the home. Every person who's part of the decision should see it and say yes first.
  • Missing a deadline. Inspection and appraisal windows are short. Someone should be tracking every date for you.
