I'll introduce you to lenders I trust so you can get pre-approved, and we'll go over everything a first home costs beyond the price: the down payment, closing costs, insurance, and Illinois property taxes, which surprise a lot of first-time buyers. I'll also point out tax exemptions you may be able to apply for once you own the home. Amounts and rules can change, so always confirm with your county assessor.

When we tour homes, I'll tell you what I notice that a listing doesn't mention. When you find the one, I'll lay out your offer options side by side, tell you which I'd choose and why, and you decide.

What happens, step by step

  1. A first conversation. What you want, your timing, and your questions. No obligation.
  2. Our agreement. Illinois requires a signed buyer-brokerage agreement before any showing. I'll explain every line, including how I'm paid, before you sign.
  3. Pre-approval. A lender confirms what you can borrow, so sellers take your offer seriously.
  4. The search. A focused list of homes that fit, and what I see beyond the photos.
  5. The offer. Earnest money on Peoria-area contracts is usually about 1% of the price, and it's increasingly held by the title company.
  6. Inspections and appraisal. Inspections typically have 14 days from the signed contract, and the appraisal 21.
  7. Closing. Usually handled by a title company here. You'll get an update at every milestone until the keys are yours.
